Buying a home, whether it’s your first or your fifth is an exciting and nerve wracking experience. This is the biggest purchase of your life, and you certainly don’t want to mess it up! That’s where I come in. I have a passion for shopping on all levels – and shopping for homes is the mecca for me. When we partner together to find you your next home I will leave no stone unturned. I will approach this as though I am buying this home and I will not rest until I have delivered the goods.

To ensure that I am able to find that perfect home for you we will need to start with a very frank and honest conversation about what your top priorities are. There will be somethings that you absolutely must have, other things that you really want but are not deal breakers, and there will be some things that are absolute “no”s for you.Most importantly there will always be a budget that must be set. I will help you work through creating that list and if needed, put you in contact with some of the best professionals to help you understand what your true budget it is and who can get you pre-approved so you are best positioned when it comes down to making an offer. Once we know what we are looking for I will seek out homes, take you to view them and when that time comes, and it will, will prepare your offer and negotiate with the sellers to the best outcome. Throughout the process I will ensure ongoing communication so you know what is happening in the market and with the properties we have looked at. I will provide you with neighbourhood insight and will give you access to all my knowledge of the homes & areas you are looking at. I will also, if needed, to connect you to the right professionals that will be able to make that “almost dream home” to your true dream home. I strive to become your best resource and will make you wonder how you ever got along without me!

Finances/Budget

As you prepare to search, it’s important to not only have a budget but to make sure you have reached out to a financial institution to confirm that budget. If you haven’t taken this step yet, I can recommend several options for securing approved financing.

The Toronto real estate market is hot and it can be a costly mistake to enter into a Real Estate transaction only to find out that you don’t have the financing you thought you had. There are also many costs associated with the purchase of a home that you don’t necessarily think of if you haven’t purchased before. I will take the time to walk you through everything so that you make smart decisions and don’t find yourself caught off guard with unexpected expenses.

Wishlist

Capture as much information on what you are looking for. Contact me for my “25 questions to ask yourself before you buy”, but start with desired location, type of home, ideal # of bedrooms and bathrooms, importance of quality and proximity of schools, transit, shopping, highways etc

Meet

We review your wish list/must haves together, target timing and your budget and get on the same page. It’s also good to have an idea of the things that we must avoid which can help me to filter out options.

I’ll pour all my energy into analytics, comparables, review listings on the market, assess upcoming listings and visit potential homes. I’ll keep you posted as I go and check in with listings and will likely have questions for you to further refine.

We’ll also go see a selection of homes to give you a sense of neighbourhoods and options, even if they aren’t perfect for you, it’s all about perspective to help you know when you find the right home for you!

Offer

When we know, we’ll know. I’ll provide you with market facts, data and advice to help you decide on how to proceed. I will then prepare an offer, including related conditions to protect your best interests.

I’ll walk you through all the elements to ensure you’re 100% comfortable, but never pressuring you into something you aren’t on board with. I’ll present the offer and lead the negotiations with your best interests in mind. I will keep you informed every step of the way.

Closing

When your offer is accepted I will continue to be there with you, ensuring all the conditions are executed and the proper steps are taken. If needed, I can connect you with trusted lawyers, inspectors, movers and home renovation experts. Whatever you need, I’ll be there with you through to your close and move in date.

Settling in

It doesn’t end on move in date. Buying a house and setting up a home are not the same thing. I’m happy to share with my list of trusted contacts to make your settle in and turning the house into a home. This includes a simple list of contacts for changing address with the province, getting gas connected, cable/internet, contractors, decorators, interior designers, local restaurants, dry cleaners, and so much more.
